quiet title

An equitable action to determine the true claims to a property over which the claims are contradictory.

This is done in the form of a lawsuit, which finally determines the claim (referred to as the title) of various parties to the land in question. The word "quiet" refers to the effect of the suit of silencing the objections of various entities to ownership claims. This is a more efficient method than carrying out separate lawsuits for each individual involved.
